What is the first thing most people consider
when choosing a home inspector? Many would say, professional
experience, followed by education and training, along with
membership in the Ontario Association of Home Inspectors (OAHI).
The reason is obvious. You want someone you can trust to provide
a quality inspection. After all, purchasing a home is one
of the biggest investments you’ll make in your lifetime.
But what about the inspector’s objectivity? As important
as experience and training are, you also want to be able to
trust that your inspector has only your best interests in
mind. What you don’t want is an inspector who is more
concerned about protecting his or her next referral than about
performing a totally objective and unbiased inspection. At PROSPX our obligation and responsibility is to the home, which ultimately means to you our client.
The fact is that most Home Inspectors rely on Real Estate
Agents’ referrals for the bulk of their business. In our
opinion there is nothing wrong with this practice, as long
as the Home Inspector remains at arm’s length from the Real
Estate Professional.
The practice of minimizing defects and/or providing
incentives to Real Estate Professionals represents a
conflict of interest and are contrary to the OAHI Code of
Conduct.
The bottom line is that the value of hiring a qualified
home inspector will be lessened if you cannot trust him or
her to be totally objective.
